Guaranteed Rent means we lease your property from you for a fixed period, typically 3-5 years. You get a fixed rental payment from us every month, and we handle everything else – finding occupants, managing the property, and dealing with any tenant issues. You’ll have a contract directly with 704 Property Group, so you only ever deal with us.

You get in touch
Simply contact us to discuss your property and your goals. We’ll answer any questions you have and explain how our guaranteed rent service could work for you.

We Arrange a Viewing
We’ll visit your property at a time that suits you. This allows us to assess its condition, understand its potential, and explain our process in more detail.

We Agree the Rent and Terms
After the viewing, we’ll offer you a guaranteed monthly rent, subject-to-condition, and suggest a contract length (usually between 3 and 5 years). This figure is fixed—so you know exactly what you’ll earn each month.

You Hand Over the Property
Once you’re happy, we sign an agreement. From that point, we take full responsibility for the property, including finding and managing tenants.

We Find and Look After Tenants
We market your property, carry out all viewings, and carefully select tenants. We handle everything: rent collection, tenant queries, and day-to-day management.
